The last six-month period has been a very busy season for the Laguna Oaks neighborhood of Pleasanton and it looks like the 12 closed sales, which is a good amount of sales is what accounted for that. Within that time segment, June turned out to be the busiest month with four sales, which comprised 33.33% of the closed sales of the entire six-month season. This time period looks a lot better than the previous six-month bracket which only had five sales. There’s one additional sale pending and no active listings. Also, none of the properties in Laguna Oaks neighborhood are categorized as short sale or REO.
The pending sale is on Arlotta Place. The listing costs $1,319,000 or 4344 per square foot, which availability in the market has been for only three days.
The 12 closed sales previously mentioned had an average sales price of $1,335,750 or $356 per square foot, and that was some 97% of the average asking price. Also the average days these homes were listed was 28.
Laguna Oaks stays in place for being one of the most sought-after neighborhoods in Pleasanton with its large and well-appointed homes on large lots. Besides those, this pleasing neighborhood features excellent HOA facilities including large pool and spa, clubhouse and tennis courts, not to mention, the easy commute access to BART and both I-680 & I-580 which it offers.
Just like Laguna Oaks, the Ponderosa and Country Fair neighborhood of Pleasanton has been very busy over the past six months. During that period, this neighborhood had 19 sales closed which makes more than double the amount of closed sales made during the preceding six-month period. Four sales pending and five active listings are also existent.
On the average, the five active listings are priced $817,800 or $310 per square foot. Although these homes have available in the market for an average of 61 days, none of them are distressed (short sale or REO) properties.
On the other hand, the average price of the four pending sales previously mentioned is $785,963 or $311 per square foot. Their availability in the market didn’t last like that of the five listings’ but they still stayed for 31 days. The home on Corte Mercado is a short sale.
In terms of the 19 closed sales, the average sales price was $744,995, which is equivalent to $322 per square foot and some 98% of the asking price. These properties were listed for an average of 35 days. 2888 Camino Segura and 3008 Calle De La Mesa were short sales.
In general, the demand for homes in the Ponderosa and Country Fair neighborhoods has stayed high. Aside from that, other factors like the attractiveness of the floor plan, the excellence of its central location which has an added feature – a great number of parks. Even add its outstanding commute access to the picture and it’s definitely the “it” neighborhood.
